How To Buy A Home Virtually

December 1, 2020

Despite the pandemic, the housing market in South Florida has been hot! However, many prospective buyers are still weary of in-person tours and showings. Therefore, real estate professionals like myself have been accommodating our clients in several ways that will allow them to go through the home-buying process with contact-free options.

Many buyers – especially investors and foreign buyers – have been through what is considered a “sight-unseen” deal throughout the years. Yet this type of remote deal has become more mainstream in the wake of the health pandemic and it’s a sure bet that it will continue for years to come.

If you’re considering purchasing a home sign unseen, here’s a few things to keep in mind:

Work With A Local Agent

If you’re going to purchase a home without ever stepping foot inside, it’s important that you are working with a realtor that you know and trust. It’s crucial that your realtor be a local expert that is familiar with the neighborhood and its surroundings, and someone who will be your ears and eyes at all levels of the transaction.

Utilize Technology

Many online listings include 3D home tours that provide a better feel for the home than a carousel of pictures. Once you have narrowed your selection down to a few homes that interest you most, your agent can take you on a personal tour through the home via video conferencing on their cell phone. Many listing agents are still offering the option for virtual open houses and showings to accommodate distanced buyers.

Schedule An Appraisal and Home Inspection

Especially when you cannot tour the home yourself, it’s extremely important that you receive expert and objective documentation concerning the value and condition of the home. Even some of the top real estate agents may miss a possible concern that may not be visible to the eye. Even in a situation when this is not required, it is still highly recommended.

If you or someone you know is interested in buying a home but has been weary of the current health concerns, have them give me a call! I am able and willing to help them through this process virtually like I have with my other clients!

I look forward to working with you and your referrals!
